MIXED-USE REDEVELOPMENT

23-25 Greene Street is a 25,000 SF mixed-use loft building located in SoHo's Cast Iron Landmark District. The property consists of loft apartments on floors 2 through 5, and the world’s preeminent lighting, furniture, accessories brand, Tom Dixon, on the ground floor and basement. 23-25 Greene Street was constructed in 1873 with a cast iron façade articulated in the French Renaissance style. The building prominently occupies 40 feet of frontage on Greene Street and is ideally positioned between Canal and Grand Streets in the southern tip of SoHo, with prestigious neighbors such as Boffi, Tiffany, and Luis Vuitton.

Javeri Capital recaptured the entire fifth floor from formerly rent stabilized tenants and complicated gut renovation in an occupied building. The renovation included both in-unit improvements and basebuilding upgrades (new infrastructure, elevator modernization, lobby upgrade, new roof, and comprehensive facade restoration). The renovated unit has been 100% occupied since delivery in 2011.
